RED was appointed to provide MEP consultancy services  for the development of a new 300,000ft² office building in this city fringe location.  The building stands on a challenging site adjacent to complex transport infrastructure and is part of the Minories mixed use development which also includes a 340 key hotel and an 87 unit residential building.

Combined services and a centralised CHP energy centre were used to save plant space and capital costs resulting in a highly energy efficient solution resolving complex Part L requirements.  The façade design was refined to optimise building energy consumption.  The services were designed to maximise tenant flexibility with an energy-efficient fan coil system with chilled beam option.
